The 2018 Tax Reform Bill made a change under the Section 179 Deduction for Commercial Building Owners and Capital Improvements, allowing building owners to take up $1M tax deduction in the first year versus depreciating over 35 years for capital improvements (Roofing, HVAC, etc). They qualify for the deduction even if they didn't pay for it. They can still qualify for the $1M deduction if it was paid for by the insurance claim and/or a third party financing company. They simply have to put the New Roof into service, meaning install the new roof. Less than 5% of commercial building owners are aware of this Tax Deduction. The proposed 2024 Tax Changes may wipe this $1M deduction for Capital Improvements out. Commercial Building Owners must take advantage of this Section 179 Tax Deduction when making decisions on capital improvements for things like (Roofing, HVAC, etc).
